Frank Oddo, Chairman

Born and raised in Kansas City, Frank Oddo graduated from MU and completed a tour in the U.S. Air Force before founding City Wide Maintenance in 1961 and Oddo Development in 1965. Frank has started numerous successful companies that are still in operation. He is a licensed real estate broker in Kansas and Missouri and has won several awards including, the Apartment Association of Kansas City. He belongs to the World Presidents’ Organization and is a past-chairman of the local chapter. Ernst & Young recognized Frank as Entrepreneur of the Year in 1999. A devoted family man, he and his wife take pleasure in traveling. He enjoys hunting and fishing with his sons and skiing with his grandchildren. An avid golfer, Frank hit his first hole-in-one in June of 2013.

Rick Oddo, President

Rick joined the family business in 1987 and serves as President of Oddo Development. Rick is a graduate of Kansas State University with a degree in Engineering, Construction Science and a graduate of the Executive MBA program from the Harvard Business School. He is actively involved in the construction management of both commercial and residential development within the company and is a licensed real estate broker in Kansas and Missouri. He is an active member of Young Presidents’ Organization (YPO) and serves as President of the Heartland Apartment Association of Kansas City. Rick has been the recipient of several owner and developer awards in the Kansas City community. He enjoys spending time with his family, hunting, snow skiing and tennis in his free time.

Jeannette Cox, Executive Vice President

Jeannette Cox joined Oddo Development in 2003 and is Executive Vice President overseeing development and operations for residential, multi-family and commercial real estate. Ms. Cox has over 15 years of successful experience in development and property management with particular strengths in leadership, owner/manager communications and company strategies. Ms. Cox is serves on the board for the Apartment Association of Kansas City as well as Director on the National Apartment Association Board. Ms. Cox earned a bachelor degree in Business Administration, holds her CAPS certification and graduate of NAA Lyceum. She is also the recipient of several Association Awards and President’s Awards, including Management Executive of the Year and honored with the F.L. Oddo Leadership Award. Ms. Cox is a strong advocate for continual learning and education and is a national speaker specializing in new development, operations and bridging generational gaps in the workplace. Ms. Cox is a proud mother and enjoys spending time with her family, traveling and giving back to communities in which she lives and works.

Ryan Powell, Director of Construction

Ryan Powell joined the team at Oddo Development Company in 2017 as Director of Construction. Mr. Powell is responsible for construction, operation, and financial management of commercial and multifamily assets from ground-up construction to completion. He previously worked for JE Dunn Construction in the KC area primarily in the healthcare market. During his tenure, he was recognized by both the AGC and other project specific recognitions including safety, quality, and production efficiencies. Mr. Powell graduated from Missouri State University with a degree in Construction Management. In his free time, he enjoys spending time with his family, is an avid outdoorsman enjoying hunting, fishing, and hiking.

Sandra Needle, Controller

Sandra Needle joined the team at Oddo in 2018 as Controller. Sandra is responsible for all accounting practices for the organization, including financial reporting, budgeting, treasury/cash management, taxes, and financial analysis. Sandra graduated from Kansas State University with a bachelor’s degree, majoring in Finance and Accounting and is a licensed Certified Public Accountant in Kansas and Missouri. Sandra worked in public accounting after graduation, providing audit and tax services for construction, property management, and other privately held companies then switched to working as a controller in the construction industry. Sandra has over 25 years of working with small to medium size companies assisting them with the challenges of a constantly changing business environment. When away from work , Sandra and her husband like to spend time with family and friends and care for their family and pets.

Kelly Pfannenstiel, Director of Operations

Kelly Pfannenstiel joined Oddo Development in 2003 and is the Director of Operations. Kelly works closely with the multifamily teams, operations functions and financial performance. Kelly earned her Bachelor of Science degree from Kansas State University, earned her NALP and CAM certifications from the National Apartment Association and has over 20 years of experience in the multifamily industry. Kelly enjoys spending time with her family, working out and traveling to warm sunny places.

Alicia Nolan, Human Resources Manager

Alicia Nolan joined Oddo Development in 2019 as Human Resource Manager. Alicia oversees our team member's benefits, education, company procedures and talent recruitment and development. Alicia completed her Bachelor of Science in Business Administration with an emphasis in HR from Missouri Western State University and has been in Human Resource leadership since 2007. Alicia can be seen cheering on her son in sports in her free time.

Karlee Bulla, Marketing & Communications Coordinator

Karlee Bulla joined Oddo Development in 2019 and leads the Marketing and Communications department. Karlee is responsible for increasing the visibility of company's portfolio through social media, successful campaigns, and digital reputation management. Karlee earned a Bachelor of Arts in English Communications from Lindenwood University. In her free time, she refurbishes furniture, studies Medieval Literature, enjoys time with her puppy and writes novels and children’s books.
